Hard Money Lenders of New York (the "Site") is a lead-generation service operated by Lead Skills, LLC ("Company", "we", "us", or "our"). We are not a lender. The Site connects consumers who are interested in hard money financing with participating hard money lenders who may be able to provide financing. Because we collect nonpublic personal financial information in connection with a financial service, this Privacy Policy is provided in accordance with the federal Gramm-Leach-Bliley Act ("GLBA") and applicable state privacy laws. It describes the categories of information we collect, how we use and share it, and the choices available to you.
1. Information We Collect
When you visit the Site, submit an inquiry, or communicate with us, we may collect the following categories of information:

- Operate the Site, process your inquiry, and connect you with one or more participating lenders that may be able to provide financing.
- Communicate with you about your inquiry, respond to your questions, and follow up on the status of matches or referrals.
- Verify information, detect and prevent fraud, enforce our Terms of Service, and comply with legal obligations.
- Measure and improve the performance, security, and user experience of the Site and our services.
- Send you service messages, administrative notices, and — where you have consented — marketing communications about the Site or related services.
3. How We Share Your Information (GLBA Disclosure)
We do not sell your personal information. We share your information only as described in this Privacy Policy. In connection with your inquiry, we may share nonpublic personal information with the following categories of recipients:
- Participating lenders. To provide the service you request, we share your inquiry, contact information, property and investment information, and related financial information with one or more participating hard money lenders who may be able to provide financing. Each participating lender is a separate company, makes its own credit decisions, and maintains its own privacy practices. Once your information is shared, the participating lender's privacy policy governs the lender's use of your information.
- Service providers. We share information with vendors and service providers who support the Site and our operations — for example, hosting, analytics, email and SMS delivery, anti-fraud, call tracking, and customer support. These providers are contractually limited to using information only to perform services for us.
- Legal, compliance, and safety. We may disclose information to comply with applicable law, regulation, legal process, or government request; to enforce our Terms; to protect the rights, property, or safety of the Company, our users, or others; and to investigate suspected fraud or misconduct.
- Business transfers. If we are involved in a merger, acquisition, financing, reorganization, or sale of assets, your information may be transferred as part of that transaction, subject to standard confidentiality commitments.

4. Your Right to Limit Sharing
By submitting an inquiry through the Site, you authorize us to share the information you provide with one or more participating lenders for the purpose of being matched with a financing source. This authorization is the primary service you are requesting when you submit an inquiry.
You may limit certain future sharing and contact as follows:
- Opt out of marketing: email [email protected] with the subject line "Privacy Opt-Out" to request that we stop sending you marketing communications from the Site.
- Opt out of SMS/text messages: reply STOP to any text message you receive from the Site to opt out of further texts from that sender.
- Opt out of phone calls: tell the caller you wish to be placed on their do-not-call list, or email us at [email protected].
Once your information has been shared with a participating lender, that lender's use of the information is governed by the lender's own privacy policy, and you will need to contact the lender directly to exercise any rights you have with that lender.
5. Data Security
We maintain an information security program designed to comply with the Safeguards Rule under the GLBA and other applicable requirements. This program includes administrative, technical, and physical safeguards intended to protect the confidentiality, integrity, and availability of nonpublic personal information. These safeguards include access controls, encryption in transit where appropriate, employee training, vendor oversight, and periodic review of our practices. No method of transmission or storage is perfectly secure, and we cannot guarantee absolute security.
6. Your Choices
Subject to applicable law, you may:

- Opt out of SMS/text messages by replying STOP to any text message you receive.

7. Children's Privacy
The Site is intended for adults seeking financing for real estate investment purposes and is not directed to children under 13. We do not knowingly collect personal information from children under 13.
